There are two sections to the demonstration system. The first is the online administration panel where you get to enter properties, add reservations, view invoices and just about manage every aspect of your rental business.

In addition to the administration section there is also the account login panel that is provided for renters and owners alike. The online demo will provide you with the access information to be able to see just what a renter or owner see's when a reservation is placed, from managing that reservation, to inserting it, modifying avaialbility dates (for owners), and so much more!

What type of Hosting Account is Included with TenantWIZ?

TenantWIZ comes fully equipped with a Windows Server based hosting account along with the powerful database architecture of Microsoft SQL Server. The standard hosting account included with the TenantWIZ software system allows for up to 400 MB of disk space and 8 GB of transfer allowance per month.

Are upgrades free or do I have to pay for them?

bug TenantWIZ upgrades are included in the monthly service price. Our team is working hard to continuously update the system, adding features, fixing bugs and enhancing overall functionalities of the system.

Is Website Design Included with TenantWIZ?

While customized Website design is not included with TenantWIZ we do offer customized design services as well as custom coding services to assist you in achieving the look & desired functionality for your vacation rental software and property management software Website.

Can I customize my Website on my own?

Yes. You can customize your TenantWIZ Website on your own. Simply select the custom template option in the templates manager. Once you've done that you can modify 3 files which will control the wrap-around design of your TenantWIZ Website:

  • /tenantwiz/store/includes/header_custom.inc - Controls the look & feel of the header for pages outside of the tenantwiz folder (i.e. home page, about us, etc.)


  • /tenantwiz/store/includes/header_custom_secondary.inc - Controls the look & feel of the header for pages within the tenantwiz folder (i.e. search, property details, reservation pages, etc.)


  • /tenantwiz/store/includes/footer_custom.inc - Controls the look & feel of the footer for all pages on your Website.
To access these files (along with other files on your Website), simply login to your TenantWIZ Hosting Control panel (separate from your administration panel) and click on the File Manager icon.

What types of Payments can I receive from Renters on my Website?

With TenantWIZ you have the flexibility of setting up numerous types of payment options, both real-time and non-real-time. This means that you can create options such as bank wire, cashier's check, money order, etc., as well as process payments via credit card both in real-time and non-real-time.

Additionally, TenantWIZ is pre-integrated with popular payment systems such as PayPal, 2Checkout.com, and Authorize.nets, and even allows renters to make payments on reservations directly from their account login panel!

Can renters make Reservations in Real-time on my TenantWIZ Website?

Yes. Renters can make reservations in real-time directly on your Website, and you have several different options as to how that reservation comes through when it is made by a renter directly on your Website and not through the Administration interface.

TenantWIZ features a sophisticate reservation life-cycle system where reservations travel through various stages as listed below:

  • pending - Reservations that are entered on your Webstie come in as pending. Pending reservations must be processed in order to become valid reservations due to the fact that sometimes reservations that are placed on your Website that may be ficticious and in order to avoid that reservations are first entered in as pending. Pending reservations will not trigger emails to owners, and in fact, an owner will not be notified of a reservation until that reservation is deemed confirmed.


  • processed - A reservation marked as processed is a reservation that was either inserted on the Website by a renter or a reservation that was manually inserted directly on the administration interface. A reservation should be marked as processed once pricing & availability are confirmed. For example, once a reservation comes in as pending from the Website, you should take the precautions of double-checking all pricing and availability information on the property prior to changing the status to processed. A processed reservation will trigger an email to the renter informing them that the online rental agreement will now need to be completed and full payment required in order to confirm the reservation.


  • confirmed - A reservation that is confirmed has both been paid for and the online rental agreement has been completed by the renter. When a reservation is confirmed, all parties involved are notified including owners, renters, agents (if any), and sales persons (if any).


  • canceled - A reservation that has been cancelled in the system. This triggers emails to all parties involved informing them that the reservation has been cancelled.

How do I setup an account?

Setting up an account is simple on tenantwiz.com. To create an account, click here, and fill out the information on the form. Upon filling out the form you will need to confirm you're email address in order to estsablish your account. Once you've established an account and login you can either utilize our free online tools, or continue with the sign-up process for the TenantWIZ Premium Service.



Is there an initial setup cost for TenantWIZ? If so what does it include?

Yes. There is a one-time setup cost of $69. This includes setup & configuration of your TenantWIZ Website as well as free design customization of your Website header. The initial setup will also consist of a personalized walkthrough of the software and usage of the administration system as well as your Website hosting control panel.

How can I access my Administration panel?

In order to access your administration panel, upon signing up, please login to your account at TenantWIZ.com. Upon logging in, please click on the "Access my TenantWIZ Premium Service Account" which will contain all the information you will require for accessing both your TenantWIZ Adminstration and Website Hosting control panel.





Do I have to install software on my PC to access the administration panel?

No. TenantWIZ is a purely Web-based Software as a Service (SaaS) which allows you the freedom of accessing your administration system and Website from anywhere in the world with an Internet connection. Simply logon to your administration system with the URL provided in your account panel and manage your vacation rental or property management Website from anywhere in the world!

What do I need to do in order to configure my TenantWIZ Website for first time use?

There are a few important settings requiring modifications in order to configure your Website for first-time use. The following is a list of important action items to configure when you first get started:

  • System Settings - The first action item is your system settings, which are at the heart of your online rental software Website. The system settings contain important functionalities which can be turned on or off. For example, whether or not you want owner's to see renter details, whether renters can make real-time payments online, and so on. It also contains important store information such as the name of your company, address, phone, and more. The contact details for your company are used throughout the system in referencing your business and Website and in electronic reservation emails.


  • Email Settings - Email settings are critical to the operation of your overall vacation rental software Website. Configuring the email settings is usually done by your account representative who creates and customizes your build for you. If your email settings are not configured properly, reservations, inquiries, and other functions throughout the system will not work properly. Please visit our support page to post a support request if you are having difficulties receiving emails through the system.


  • Area Manager - Areas are critical for your system since you'll be assigning your properties to those areas. You can create the area structure of your desire based on the location of your properties. For example, if you're simply renting in one locale then you would merely add the locale as your main area. On the other hand, if you are renting in a wide variety of locations, then you can create a more complex structure of areas in the system. For example, if your properties are located in cities across North America, you may want to add North America as your main area, states as sub-areas, and then cities as sub-areas to your states. The structure is entirely up to you.


  • Owner Manager - It is important to add owners to the system prior to adding in your properties. If the only property that you are renting is your own, then you enter yourself as an owner within the system. However, if you are renting other owners' properties, then you would enter the other owners into the system. Owner's get their own account login on your Website where they can view & manage reservations, update property information, etc., all based on what specific privileges you provide them with in the System Settings section.


  • Agreements Manager - Another important step to configuring your store is to add an online agreement to your system. TenantWIZ automatically comes with a default online agreement, however, you should modify the agreement to suit your business including local, state, and federal regulations that may apply to your business. Online rental agreements can be assigned to one or many properties in the system through the Add/Update/Clone Property functions. Renter's must electronically sign the online rental agreement in their account prior to being able to confirm a reservation, providing you with an added layer of protection.


  • Rates Manager - Rate groups and rates can and must be entered in the system prior to loading your first property. You can create unlimited rate groups and assign unlimited rates to each of those rate groups. Afterwards, you can assign your rate group containing all its rates to one or multiple properties. Please note that when creating rates within the rate groups that the beginning date is the check-in date and the ending date is the check-out date. Subsequent rates must match for the check-out and check-in. For example:
    • Jan 01, 2009 - Feb 04, 2009
    • Feb 04, 2009 - Mar 20, 2009
    • Mar 20, 2009 - Jun 15, 2009

The TenantWIZ Free Online Tools is a newly launched service from TenantWIZ providing you with a few basic tools for managing a single property. In essence, the Free Online Tools provide a very lite version of the full-blown TenantWIZ Vacation Rental Software & Property Management Software system, allowing you to test-drive a few of the exciting features of TenantWIZ with one property.





How many properties can I use with the Free Online Tools?

You can only use one property with the TenantWIZ Free Online Tools. However, the full version (TenantWIZ Premium Service) provides you with the ability to add and manage an unlimited number of properties with your system.





What kind of tools are included?

The TenantWIZ Free Online Tools offer you a variety of tools to use with one property. This includes a rate manager, a black-out date manager, an expense tracker, a renter issue manager, and others. In addition, the Free Online Tools provide you with a dedicated property details page where you can accept inquiries from potential renters of your property and a place where you can showcase property information along with photos, descriptions and more.





How do I start using the Free Online Tools?

To start using the TenantWIZ Free Online Tools you will need to create an account on the sign-up page on the TenantWIZ.com Website or click on the sign-up today link on the main menu. You will be required to validate your email address, so be sure to insert the correct details. Once you've validated your account, log into your account and click on the Free Online Tools link in your account panel to add your property details there.





What is the difference between Free Online Tools and TenantWIZ Premium Service?
